During your home search, you may hear the term Condo or Condominium used a lot. So, what exactly is a condo? We've summarized the most important things you need to know about this home type so you'll feel ready when it's time to make your next move. 

A condominium is defined as a building or other multiple-unit complex, the units of which are individually owned. Most people visualize a condo as an apartment-style home where you would enter a lobby, find an elevator, then go to the floor where your unit is located. In this layout, there are floors of individual units stacked on top of one another, like a cruise ship. This is one type of condo, but today we want to introduce a different type of condo. Sometimes called two-over-two condos, or townhome style condos, these homes consist of two levels each and are stacked one on top of the other. From the outside, the home looks like a townhome, but actually has two front doors when approaching the home.


What are the benefits? Why not live in a townhome? 

Most people love this style of condominium because they are getting the benefits of a townhome -- there's a surprising amount of space! There's also no need to worry about the maintenance that comes with a townhome or single-family home. No lawn, exterior and landscaping maintenance necessary. 

What’s the difference between the upper unit and lower unit? 

There are some main differences in the upper and lower units of this style of condominium which we have outlined below. Both homes include a 1-car garage, upper-level laundry, and outstanding main level layouts giving you open-concept living with great options for personalization.

Upper Unit

  • More space, usually over 2,000 square feet
  • More stairs; you enter on the ground level and have to go up two flights of stairs to get to your main level. Don’t worry – it’s worth it.
  • Additional outdoor living spaces are offered; think rooftop terrace and loft

Lower Unit

  • Less space to maintain, usually around 1500 square feet
  • Fewer stairs; perfect for those looking for a smaller space to maintain and a smaller number of stairs
  • Flex spaces; the upper level includes a flex space which is perfect for a home office or can be turned into a third bedroom
